Apartment General Maintenance

Integra is currently seeking a General Maintenance Technician to contribute to the daily operations and upkeep of an apartment community. This role entails ensuring the physical integrity of our properties and providing efficient maintenance services to residents. Responsibilities: Routine Maintenance: Perform general maintenance tasks such as plumbing, electrical repairs, and appliance troubleshooting. Emergency Repairs: Address emergency maintenance requests promptly and effectively to ensure resident safety and satisfaction. Property Inspections: Conduct regular inspections to identify maintenance needs and ensure compliance with safety standards. Work Order Management: Receive and prioritize work orders, complete tasks efficiently, and update maintenance logs accordingly. Vendor Coordination: Coordinate with external vendors and contractors for specialized repairs or maintenance services as needed. Resident Communication: Maintain open communication with residents regarding maintenance issues, scheduled repairs, and service updates. Inventory Management: Manage inventory of maintenance supplies and equipment, ensuring adequate stock levels for efficient operations. Safety Compliance: Adhere to safety protocols and regulations while performing maintenance tasks to minimize risks and maintain a safe environment. Documentation: Maintain accurate records of maintenance activities, work orders, and equipment servicing for documentation and reporting purposes. Team Collaboration: Collaborate with property management team members to address maintenance-related concerns and ensure smooth operations. Requirements: High school diploma or equivalent; technical certification in maintenance or related field preferred. Previous experience in general maintenance, facilities management, or related field preferred. Strong problem-solving skills with the ability to troubleshoot and resolve maintenance issues effectively. Excellent communication and interpersonal skills, with the ability to interact professionally with residents and team members. Basic knowledge of building systems such as plumbing, electrical, and appliances. Familiarity with maintenance tools, equipment, and techniques. Ability to work independently with minimal supervision and as part of a team. Detail-oriented with a focus on quality and efficiency in maintenance tasks. Physical stamina and ability to perform manual labor and lift heavy objects. Willingness to work a flexible schedule, including weekends and evenings as needed to address maintenance emergencies. Must have own basic hand tools to perform duties.
