Job Title: Design Manager – £30m Office Fit-Out Location: London, UK Salary: Competitive Benefits Project Value: £30 million Company Overview Our client is a large, market-leading fit-out company delivering high-quality commercial workplace projects across London. Known for their design excellence, technical capability, and collaborative approach, they are seeking an experienced Design Manager to take ownership of the design delivery for a prestigious £30m CAT A & CAT B office fit-out in Central London. Role Summary The Design Manager will oversee the entire design process from pre-construction through to project completion, ensuring that design intent, budget, quality, and programme objectives are achieved. The successful candidate will play a key role in coordinating consultants, subcontractors, and the client team to deliver a seamless design-to-delivery process. Key Responsibilities * Manage the design process from concept through to completion, ensuring coordination across all disciplines. * Work closely with internal teams, external consultants, and specialist subcontractors to maintain design integrity and achieve client objectives. * Lead design coordination meetings and maintain up-to-date design deliverables schedules. * Review and manage all design documentation to ensure compliance with project specifications, statutory regulations, and CDM 2015 requirements. * Support pre-construction activities including tender reviews, value engineering, and buildability assessments. * Act as the key design interface between the client, consultants, and project delivery team. * Manage design risks and ensure all design changes are controlled and documented. * Provide technical input during construction to resolve design queries and maintain project momentum. * Promote sustainable design principles and innovative solutions throughout the project lifecycle. Requirements * Degree-qualified in Architecture, Design Management, Engineering, or a related discipline. * Minimum 5–8 years’ experience as a Design Manager within a fit-out or design & build environment. * Proven track record of delivering large-scale (£10m) office fit-out or refurbishment projects in London. * Strong understanding of CAT A and CAT B fit-out design, services integration, and finishes coordination. * Excellent knowledge of UK Building Regulations, RIBA Plan of Work, and CDM regulations. * Outstanding communication, coordination, and stakeholder management skills. * Proficiency in relevant design management tools such as BIM 360, Aconex, or Bluebeam.
