Our client is a construction firm in the west GTA that specializes in high-quality residential and commercial developments. With a strong reputation for delivering projects on time, on budget, and to the highest standards, they are expanding their team to manage a ground up new build development. This is an exciting opportunity to lead a key project from the ground up and play a pivotal role in shaping a growing community Position Summary: We are seeking an experienced and highly motivated Project Manager to oversee the planning, execution, and delivery of a multi-residential project. The ideal candidate will have a strong background in construction management, excellent leadership skills, and a proven track record of successfully delivering multi-unit residential projects. Key Responsibilities: Project Planning & Scheduling: Develop and manage project schedules, milestones, and deliverables. Coordinate with architects, engineers, consultants, and subcontractors. Budget & Cost Management: Prepare, manage, and track project budgets. Approve invoices, change orders, and monitor cost controls to avoid overruns. Team & Stakeholder Coordination: Lead cross-functional teams including site supervisors, subcontractors, and suppliers. Serve as the primary point of contact for clients, consultants, and internal stakeholders. Permitting & Regulatory Compliance: Ensure all necessary permits and inspections are obtained and passed. Maintain compliance with local building codes, health and safety regulations, and environmental guidelines. Quality Assurance & Risk Management: Monitor construction activities to ensure quality workmanship and adherence to plans and specs. Identify potential risks and implement mitigation strategies. Progress Reporting: Provide regular updates to senior management on project status, issues, and performance metrics. Maintain comprehensive project documentation. Qualifications: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. Minimum 5–7 years of experience managing residential construction projects, preferably multi-residential buildings. In-depth knowledge of construction processes, materials, scheduling software (e.g., MS Project, Primavera), and budgeting tools. Strong understanding of local building codes, safety regulations, and permitting processes. Excellent communication, negotiation, and leadership skills. Ability to manage multiple stakeholders and work in a fast-paced, deadline-driven environment. PMP or similar project management certification is an asset. Preferred Skills: Experience with LEED or other sustainable building practices. Familiarity with construction management software (e.g., Procore, Buildertrend). Hands-on experience with mid- to high-rise developments is a plus.
