Job Description
Were seeking a results-driven Asset Manager to maximise returns, enhance long-term value, and drive strategic growth across a portfolio of properties. This role combines financial expertise, operational oversight, and strategic planning to optimise performance, manage risks, and identify new opportunities for value creation. Key Responsibilities: Financial Performance Develop and manage property budgets, monitor monthly performance, and ensure returns exceed benchmarks. Provide insights on vacancies, arrears, and portfolio risks. Portfolio Strategy Recommend acquisitions, disposals, upgrades, and developments to unlock value. Conduct due diligence and support valuations across the portfolio. Operational Oversight Conduct regular property inspections, ensure service provider performance, and drive operational efficiencies. Market Intelligence Analyse market trends, tenant performance, and competitive benchmarks to inform leasing, tenant mix, and business strategies. Leasing & Tenant Management Develop leasing strategies, negotiate major leases, and build strong relationships with national/anchor tenants. Review tenant mix and drive occupancy to maximise rental income. Business Planning & Reporting Contribute to strategic business plans, create performance reports, and leverage business intelligence to support decision-making. Cost & Utilities Management Implement cost-control measures, optimise utilities (including solar), and ensure correct recoveries. Project & Facilities Integration Collaborate with project and facilities teams on refurbishments, upgrades, and compliance initiatives. Stakeholder Engagement Build strong relationships with tenants, service providers, investors, and senior management. Requirements: Tertiary qualification in Property Studies / Finance / CA(SA) 57 years experience in asset management or property investment Strong financial acumen, including valuations, budgeting, and business planning Proven ability to negotiate and conclude high-level transactions Advanced skills in Excel, PowerPoint, and financial modelling Strategic thinker with analytical, entrepreneurial, and problem-solving ability Excellent communication and stakeholder relationship skills Detail-oriented, proactive, and able to work independently Experience in property development, leasing, or portfolio optimisation (advantageous)
