This job is advertised in the UK as the client is keen to appoint someone from the UK. The role is based in The Bahamas. You would need to move there. Flights are provided. The Opportunity Our client, a leading property developer in The Bahamas, is seeking to appoint a Quantity Surveyor to join their dynamic team. This is an exceptional opportunity to work on high-profile projects including luxury hotels, residential apartments, marine developments, and leisure schemes in one of the Caribbean's most desirable locations. The oppoirtunity would suit a QS with 5 - 10 year's experience. There is a lot that a QS from the UK would need to learn when taking up a role in The Bahamas (Imperial measurement, labour only contracting, estimating / BoQ to final account). Exposure to contracts is helpful, but its not necessary to have experience in AIA or FIDIC contracts. The successful candidate will work directly with the developer on both contractor-managed and self-delivered projects, gaining exposure to the full development lifecycle from initial estimates through to project completion. Support will be provided. Key Responsibilities * Cost Management: Prepare detailed cost estimates, budgets, and financial reports for diverse development projects * Procurement: Lead tendering processes and contractor/supplier selection across multiple project types * Project Support: Provide on-site quantity surveying support during construction phases * Contract Administration: Manage variations, valuations, and final accounts * Risk Management: Identify and mitigate cost-related risks throughout project lifecycles * Systems Implementation: Adapt to and implement new cost management and project systems as required * Stakeholder Liaison: Work closely with architects, engineers, contractors, and senior management Essential Requirements * Qualification: Degree in Quantity Surveying or related construction discipline * Experience: 5-10 years of quantity surveying experience, preferably including residential, commercial, or hospitality projects * Technical Skills: Proficiency in cost management software and MS Office suite * Adaptability: Proven ability to learn new systems and adapt to different project methodologies * Communication: Strong written and verbal communication skills * Flexibility: Willingness to work across multiple project sites and engage with on-site activities * Driving Licence: Full, clean driving licence required * Background: Clean criminal record essential for visa and work permit applications * Clean Police record (speeding is OK.
