Quantity Surveyor Location: Lancashire / North-West (site & office travel) Salary: £45,000 – £60,000 package (DOE) Team: Join a close-knit Commercial department of three Agency: Sourced Recruitment – exclusive assignment Contact: James Unwin The Opportunity Our client is a fast-growing residential developer & contractor with c. £30 million of confirmed work in the pipeline over the next 18 months. They deliver new-build housing and associated civil works across the North-West and have ambitious plans to double output while maintaining a collaborative, family-feel culture. With continued growth, they’re ready to add a driven Quantity Surveyor who can take ownership of multiple live sites, influence commercial strategy, and progress towards Senior QS/Commercial Manager as the business scales. Day-to-Day Responsibilities * Full cost control: budgets, forecasts, CVRs and cash-flow for multiple residential schemes. * Procure subcontractors & materials, negotiating best value while safeguarding quality. * Prepare valuations, applications for payment, and manage notices in line with JCT/NEC. * Identify and implement value-engineering and risk-mitigation strategies. * Measure, agree and resolve variations; close out final accounts. * Chair monthly cost meetings and liaise closely with site, design and finance teams. About You * Degree / HNC in Quantity Surveying (or equivalent experience). * 3 years’ QS experience with a house-builder, main contractor or developer. * Strong commercial acumen and solid contract knowledge (JCT and/or NEC). * Confident with cost-management software and advanced Excel. * Full UK driving licence and flexibility to visit sites around the North-West. * Proactive, solutions-focused, and comfortable in a high-growth SME environment.
