Candidates must be experienced professional project managers in the Site Development construction industry, and ideally have had some field experience. Excellent written and verbal communication skills, as well as superior planning and organizational abilities are required. Position Description

Senior Construction Estimator

This position is responsible for developing strategies for the pursuit and procurement of competitively bid projects. Additionally, responsible for evaluating bid specifications and drawings, ensuring that all aspects of the job are known to successfully bid and win the project. Collaborating with the Estimators and Project Management teams to follow-up on bids and budgets during construction and upon completion of projects to review for accuracy.
  • Project Profitability
    • Maintains positive cash flow throughout the project. Keeps billings, change orders moving through the process quickly
    • Maximizes billing and ensures that they are processed quickly
    • Works with the client to ensure that invoices are paid on a timely basis
    • Carefully manages the job and tightly controls the scope of work being performed so that any additional work outside of the original of contract scope is quickly billed and processed by the client for prompt payment.
    • Manages invoicing by subs and material supplies so that they bill properly and are paid at the proper time
  • Customer Relations / Development
    • Open Lines of Communication
    • Attends job meetings (internal, owner's and general contractor's) or coordinates with others that someone represents company.
    • Reviews job meeting minutes and responds to customer in writing when appropriate.
    • Provides exceptional customer service and support.
    • Looks for ways to add value and open opportunities for further/future work
  • Schedule
    • Establish and Maintain the project schedule
      • Plan for completion Timeline
      • Constantly evaluate and update due to:
        • Weather / Changes in plans
    • Establish and Hit Milestone Dates (goals)
      • Sequence and Completion Date
      • Drives Project Timeline to Completion

  • Sub Contractors & Suppliers
    • Selects subcontractors from authorized list of approved subcontractors.
    • Prepare subcontracts for authorization by others.
    • Schedule of values and payment terms needed.
    • Review subcontract for appropriate language and schedules.
    • Creates and manages submittal and RFI logs
    • Prepares/requests change orders for subcontracts and processes before start of work.
    • Reviews codes and approves subcontractor invoices for payment
    • Prepares and issues purchase orders up to authorized limits.
    • Ensures that materials are delivered at the appropriate time so as not to delay the work schedule. Needs to be coordinated with job superintendent.
  • Project Accounting
    • Cost / Revenue
    • Matching revenue to expense
    • Analyzes costs regularly to control and detect opportunities for improvement. Detects problem areas early and corrects.
    • Prepares accurate monthly cost of completion report
    • Oversees cost records to ensure they are timely and accurate. Has full understanding of all issues.
    • Negotiates and seeks out best price and value for material, subs, trucking and alternate methods.
    • Meets with field personnel regularly to seek out opportunities for reducing costs
    • Drives the project so that the faster is it completed the less it will cost
  • Team Management
    • Takes leadership role in administration of the project.
    • Ensure all administrative aspects of the job are in order and play the key role in leading the job to a successful completion.
    • Monitor progress on the job to make sure job is built in accordance with bid and plan specifications.
    • Responsible for the mentoring, training and development of Project Coordinators and Jr. PMs.
  • Job Close-out
    • Perform duties necessary to bring the project to a timely close:
      • Conduct walk-thru to create punch-list
      • Ensure submission of all relevant documents

    Position Requirements

    • Any combination of education and experience that demonstrates the knowledge and execution of the above stated skills, abilities and core responsibilities.
    • Bachelor's Degree or equivalent experience in Construction Management or related field of study
    • Experience in the site development/ construction industry required.
    • Skill in reading and interpreting plans and specifications.
    • Knowledge of site excavation and utility construction, materials and methods.
    • Strong troubleshooting skills.
    • Highly organized
    • Familiar with Microsoft Office and bidding software such as HCSS Heavy Bid.
    • Possess and maintain an acceptable driving record according to company standards.
